Pricing Your Home to Sell
The single most important decision you will make when you put your home on the market is determining the right listing price.
In order to price your home so that it will sell for the best possible price and in the least amount of time you need us to help you to understand the West Island market and establish a competitive list price. Pricing too high will keep your home from selling. A low price will keep you from receiving full value. You will need to price your home competitively based on the price of homes that have recently sold in the area and those that are currently for sale. - Buyer's Market: high inventory of homes; few buyers compared to availability; homes are on the market longer; prices tend to drop in this type of market; your home may take longer to sell; you will have less negotiating leverage in terms of selling price.
- Seller's Market: smaller inventory of homes; many buyers; homes sell quickly; prices usually increase; you may have more negotiating leverage and obtain a higher selling price for your property.
- Balanced Market: demand equals supply; homes sell within an acceptable period; prices are generally stable.
With the right price your home will sell faster because it is exposed to more qualified buyers. It will not loose its "marketability". The closer to market value you price your home, the higher the offers you will receive. A well priced property can generate competing offers. Agents will be enthusiastic about presenting your property to buyers.
