Shelter Foundation

 

The non-profit Royal LePage Shelter Foundation focuses on enabling women and children to live safe, healthy lives, and reach their full potential unhindered by violence. Through the contributions of our agents, brokers, and staff, we raise funds to support the West Island Women's Shelter.



In this 2nd Quarter market update, we'll look at what has happened in the local real estate market compared to the same period last year, and let you know what you can expect to see in the coming months. We've also got an article to help you identify whether you may have vermiculite - a home attic insulation which may contain asbestos.

  West Island Market Update

The West Island housing market got off to a slow start this year but has done some catching up in the second quarter. We saw positive activity as we progressed into a somewhat delayed spring market. According to the Greater Montreal Real Estate Board, the average price of a single-family home in the West Island was up by approximately 3% when compared to the same period last year. The number of transactions was down approximately 8% overall but this statistic includes off island neighbourhoods, where activity has been very slow. (Hudson down 42% & St-Lazare down 21%)

Buyer activity on-island has been brisk in the last two months or so, but over-priced and poorly presented properties are not receiving offers and are contributing to some stale inventory. Sellers were successful when they took the time to prepare their homes for showing and priced their homes competitively.

Looking ahead, all indicators point to continued positive activity through the rest of 2009 in all price ranges.
