The non-profit Royal LePage Shelter Foundation focuses on enabling women and children to live safe, healthy lives, and reach their full potential unhindered by violence. Through the contributions of our agents, brokers, and staff, we raise funds to support the West Island Women's Shelter.



In this 1st Quarter market update, we'll look at what has happened in the local real estate market compared to the same period last year, and let you know what you can expect to see in the coming months. We've also got an interesting article to help you maximize the resale value of your home.

  West Island Market Update

The first quarter of this year has been a transitional period for the local real estate market. With the talk of a recession and the financial crisis that has dominated the media in the last few months we got off to a very slow start to the year. The number of sales dropped by 25% compared to the same period last year and the average price of a single family home in the West Island was down approximately 5% from $310,613 to $295,464. Take a look at the table below to see how your municipality performed compared to the rest of the West Island market. Despite a slow start to the year, activity has really begun to pick up on the West Island as a whole. With interest rates at an all time low, and a renewed sense of consumer confidence in the past few weeks, we have been seeing some brisk activity, particularly in the under $500,000 price ranges.

Looking ahead, we expect to see a continued rise in inventory along with an increase in buyer activity as the weather gets warmer, interest rates remain very low and consumer confidence starts to improve.

It may be the right time to consider re-financing if you are locked into a mortgage at a higher rate. With the new federal tax credit for home renovations, it is also a great time to look at upgrading your existing property or buying something that may require some work.
