West Island Market Update
It has been another great year for the West Island real estate market. If we look back and compare the first three quarters of 2007 with the first three quarters of 2008, we see that the average price of a single family home has risen by 9% from $323,000 to $342,000. Looking ahead, we expect to see a slight softening of the market, but nothing close to what's been happening in the U.S and even other parts of Canada. "Unlike the general trend elsewhere in Canada, the resale market in the Montréal Metropolitan Area is doing well," says Michel Beauséjour, FCA, Chief Executive Officer of the GMREB. That being said, we have seen an increase in the number of new listings in our local market and buyer activity, although solid, remains cautious. Today's buyers are purchasing with less urgency and expecting more for their hard earned dollars. As inventory increases, it is becoming even more important for sellers to use every tool at their disposal for an edge over the competition. Home staging and pre-listing preparations are becoming a necessity to be successful in the coming months and into the new year.
Don't list your home before meeting with Libby, Sean & Catherine to hear about our aggressive marketing strategy for a successful sale.
