Shelter Foundation

 

The non-profit Royal LePage Shelter Foundation focuses on enabling women and children to live safe, healthy lives, and reach their full potential unhindered by violence. Through the contributions of our agents, brokers, and staff, we raise funds to support the West Island Women's Shelter.



In this 2nd Quarter market update, we'll look at what has happened in the local real-estate market compared to the first half of last year, and let you know what you can expect to see in the coming months. We've also got a helpful article on how to manage white grubs without resorting to chemical pesticides.

  West Island Market Update

As we make our way through the halfway point of 2008, we see that the local real estate market continues to exhibit positive growth in almost all municipalities and boroughs.

In looking at the chart below, you will note that the average price of a single family home is up in almost every area of the West Island while the number of sales has dropped compared to the same period last year. The market continues to be somewhat of a balanced one with low interest rates continuing to spur buyer activity although not at a pace that we have seen in past years.

Looking forward, we expect to see the typical "summer slow-down" through July and August as the majority of buyers enjoy their summer vacations, with activity picking up again after Labour Day.

All indicators point towards a healthy fall market with modest price increases and continued buyer activity primarily among the mid to lower priced homes (i.e. under $600,000). The higher priced market continues to see a rise in inventory and we feel that this may continue to contribute to the slowdown that we have seen so far in pricier homes listed for sale across the West Island.
