West Island Market Update

The West Island housing market saw positive activity as we began the first part of the busy spring market. Almost all sectors saw positive growth and the number of transactions remained virtually the same with around 1,300 homes being sold since the beginning of the year compared to the same period last year.
With the heavy amount of snowfall this past winter, we did experience a slowdown in buyer activity during a normally busy period through February and March. We anticipate renewed activity as the weather begins to warm in the coming weeks. All indicators point towards another great year for our local market.
Although buyer activity remains active, those buyers who are looking for a new home remain cautious in their buying decisions and enjoy slightly more leverage and negotiating room particularly in higher price ranges (over $500,000). Some sellers have had to relinquish the upper hand in negotiations that they enjoyed in years past, but were successful if they took the time to prepare their homes for showing and priced their homes competitively. Looking forward, all indicators point to continued positive activity through the rest of 2008 with modest price increases.
