Shelter Foundation

 

The non-profit Royal LePage Shelter Foundation focuses on enabling women and children to live safe, healthy lives, and reach their full potential unhindered by violence. Through the contributions of our agents, brokers, and staff, we raise funds to support the West Island Women's Shelter.



In this update we'll review what has happened in the local real-estate market during the 3rd Quarter of 2007, and let you know what you can expect to see in the coming months. We've also got an interesting article on home insulation featuring tips on how you can lower your energy expenses this winter.

  West Island Market Update

As we head down the final stretch of 2007 we continue to see modest growth across all sectors of the West Island market. If we look back and compare the first three quarters of 2007 with the same period last year, we notice that the average price of a home in the West Island is up 6%, that the number of sales are up by approximately 15% and the number of homes on the market is down by approximately 12%.

What this means is that the market continues to show positive growth as real estate remains a great investment for those looking to buy in the West Island. The reduction in inventory has had a positive effect on prices as buyers have had less choice than they did last year. That is not to say, however, that the market has reverted back to a sellers’ market. Buyers remain cautious in their purchasing decisions and sellers must be realistic in their pricing strategies in order to be successful.

Looking forward, we expect a busy fall market with plenty of activity particularly on homes that are renovated and decorated to today’s standards. Dated, overpriced, and poorly maintained homes will be tougher to sell as buyers are increasingly demanding more for their hard earned dollars.
